Don Jr. Waters writing on cheap land…

If you’re in search of a piece of land where you can be your own boss, take note that Georgia is one of the most landowner-friendly states in America. Many areas of the state offer affordable land that is perfect for building your homestead.  Whether you want to live in a very remote location or just outside a major city, the Peach State has lots to offer. Here are just a few possibilities.

1. Outside of Metro Atlanta

If you are looking for affordable land that is near all the amenities of a major city, Coweta County is the perfect area to build a homestead while still being fairly close to all Metro Atlanta has to offer. Henry County is also near the city and a recent listing in this county offered a large 17.55 acre lot there for just over $100,000.

2. North Georgia

Is mountain living your idea of heaven on earth?  If so, you might want to think about moving to North Georgia. Some counties in the northern part of the state are expensive while others are quite affordable. Fannin County which is located near Blue Ridge Georgia recently had a one-acre land lot selling for $14,000. If you are looking for a remote place to build a cabin, this is the perfect location. Another North Georgia county that has affordable and attractive mountain land is Gilmer County. Five acres there was recently selling for only $25,000.

3. West Georgia

West Georgia also known as the Southern Rivers region has some very impressive land deals. This mostly rural region of Georgia is the perfect place to get away from it all.  One of the best counties in this region to find cheap land is Heard County. This farming community is a close-knit region of the state where most neighbors know each other by the first name.

4. Coastal Georgia

Unlike some coastal areas in the United States, Georgia’s coast is mostly undeveloped making it the perfect place for homesteading. One county that offers affordable coastal land is Ware County. Here you will find rich soils and wooded acreages that are perfect for living off the grid.

5. The Historic South

This area of the state is one of the largest. It’s rich history and soft rolling farmland, make it a peaceful place to call home. There are many different counties in this region that offer some of the cheapest lands in all of the state. Greene County, for example, is located near the beautiful Ogeechee River, and is home to many different species of game. Wild hog, turkey, and deer hunting make Greene County, Georgia a hunter’s paradise. The area also has some of the best fishing opportunities in the state.
